What is the square footage of the homes?

Homes range from approximately 540 to 900 square feet.


What is the price range for homes at Capella Cottages?

Home prices start at $162,000, depending on size, layout, and features.


Are the homes equipped with smart technology?

Yes, homes are built with modern smart-home technology to enhance comfort, efficiency, and connectivity.

Is pre-sale registration available?

Yes, interested buyers can register directly through our website www.capellacottages.com/pre-sales


What is the process after registering?

A team member will reach out to you to answer questions and explain the process for entering a Waiting List.


Is there a deposit required to join the waiting list?

A refundable deposit of $1,000 is required.


Is the deposit refundable?

Yes, it is fully refundable if you choose to be removed from the list.


Will the deposit be applied toward the purchase of the home?

Yes, it will be applied at closing as part of the purchase price.


When can buyers start signing the purchase agreement?

Buyers can enter into a contract as soon as construction on the homes starts.

What types of amenities are available?

Amenities focus on wellness, connection, and community. These include central courtyards, green spaces, pedestrian-friendly paths, community gardens, a dog park, and a community café by Bonton Farms.


What is unique about the courtyards?

Are the courtyards private or shared?

They are shared community spaces designed to feel like an extension of each resident’s home.


Are there walkable areas or trails in the community?

Yes, the neighborhood is designed to be walkable, inspired by Blue Zones® principles.


What are Blue Zones® community and how is Capella Cottages involved?

Capella Cottages is inspired by areas around the world where people live the longest. The design promotes daily movement, healthy eating, and social interaction.


Is there a clubhouse or fitness center?

There is no traditional clubhouse or gym. Instead, outdoor wellness, community gathering spaces, and health-conscious partnerships are prioritized.


Are the amenities open to the public or exclusive to residents?

Amenities are designed primarily for residents, though the café may also serve the broader community.


Will there be EV charging stations onsite?


Yes, there will be charging stations on-site.



Is there an electrical outlet on the porch?


Yes


Is there a virtual option (live video or recorded tour) for out-of-town clients who can’t visit the showroom in person?


Yes, there will be virtual tours.



Will there be a locking station or designated area to store a bike or scooter?


Yes, we will have a designated area for bikes.



Are raised garden beds allowed?


Raised garden beds will be allowed on the designated Community Garden spaces only.



What is the size of the yard space, and will it be fenced?


Based on our community's design and the Homeowners Association (HOA) policies, fences are not permitted in the backyards.



Can any changes be made to any design in the home?


No interior layout changes to the floor plans can be made.

What does the HOA fee include?

HOA will include Fiber Optic High Speed Internet, grounds maintenance, amenities maintenance, and security.


Is the HOA fee expected to increase over time?

HOA fee will be assessed on a quarterly or semi-yearly basis.


Can residents attend HOA meetings or be involved in decisions?

Yes.  The Home Owners Association will be primarily made up of residents.


Who manages the HOA?

HOA will be managed by Capella Cottages Condominium Association, Inc




Bonton Farms Café

 

What is the Bonton Farms Café at Capella Cottages?

It’s a local extension of the Bonton Farms initiative, offering fresh, farm-to-table meals within the community.


What is the purpose of integrating the café?

To support food equity and wellness while serving as a community gathering space.


What can residents expect from the café experience?

A rotating seasonal menu made with local ingredients and a warm, welcoming environment for connection.


Is the café open to the public or residents only?

While primarily designed to serve the Capella Cottages community, access is open to both residents and the public.
